Terms and Conditions of Rental (abridged)
The owner of the property offers the short term rental/letting of Forest View villa to the person named as the Party Leader and to the named party members (on the Rental Agreement sent to potential guests), hereinafter referred to as the Guest, under the terms set out below.
Rental period
The Guest agrees, and the Owner permits the Rental Period to begin and end on the times and dates shown as the rental period
Check in
You may arrive at our villa any time after 4pm on your day of arrival. The key code you will be sent will allow entry to our villa
Check out
Check out is on the date of departure as shown on the Rental Agreement at 10:00 am. Should the Guest require a late check out this must be agreed not less than 3 days prior to the departure date with the Manager( or with the owner at time of booking). If the Manager is able to accommodate the request of the Guest, then there is a charge of $25 per hour payable in advance.
Basis of Rental
The villa is provided on a self-catering basis. The manager will provide a starter pack of toiletries, including complimentary soap, washing powder, toilet paper, kitchen towels, trash bags, etc. and once used are the guests responsibility. The villa is fully furnished including bed linen, towels, kitchen cutlery and glasses (full details are shown on the owners web adverts)
Security Deposit/ Accidental Damage Waiver
The Guest has paid Accidental Damage Waiver insurance (amount shown on the Rental Agreement) prior to arrival. The Guest is responsible for all loss or damage to the property or its' inventory (above that covered by ADW) during the Rental Period. The Guest must complete and return the Registration Form (provided on arrival) within 1 working day to protect themselves from claims made as a result of damages found during their stay or following their departure. Where a Guest is found to have brought a pet to the property a charge of $200 will automatically be levied to compensate for additional cleaning requirements
The Guest agrees that the Manager or the Owner can make additional charges :-
*Early arrival or late departure charges *Loss or breakage of inventory items * Damage to the Property or its' equipment
Payment
The Guest agrees to pay the Total Rental Fee within the due dates as set out on the Rental Agreement. On receipt of a booking request the owner will send an invoice showing the payment due and separately a copy of the Rental Agreement and these Terms and Conditions. On receipt of the first payment (usually through PayPal) the owner will, within one working day, contact the guest to CONFIRM the booking. In the unlikely event that the booking cannot be confirmed the owner will immediately contact the guest and return the deposit made. In the event of late payment, or failure to pay, the Owner reserves the rights to levy the cancellation percentage charges and cancel the booking.
Cancellation
The Guest may cancel their booking at any time up to or during the rental period. In the event that the Guest exercises their right to cancel, the Owner will levy the following cancellation percentage rates of the Total Rental Fee (amount shown on the booking confirmation ): Up to 60 days prior to the arrival date 20%: between 30 and 60 days prior to the arrival date 40%: between 15 and 30 days prior to the arrival date 75%: up to 15 days prior to the arrival date 100%. Solely at the discretion of the Owner, the Owner may choose to waiver any & all of the cancellation charges owing to extenuating circumstances.
Limitation of liability
The Owner and Manager makes all reasonable efforts to provide advice and safety information. This information can be found in the HomePack at the Property. It is the responsibility of the Guest to ensure that they have read and understood the contents and advice given. The Manager is willing to provide any and further information pertaining to the Property providing the Guest has fist read the HomePack. In addition, the Manager states the following:
• The Manager and/or the Owner do not accept liability for equipment failure and or services in the Property. In the event of failure of equipment, the
Guest must notify the Manager within 1 working day such that the Manager may elect to effect a remedy to the failure.
• The Manager and/or the Owner do not accept liability for lost or stolen personal property of the Guest from the Property during the Rental Period.
The Manager provides information and advice in the HomePack to the Guest in an advisory capacity only, with no guarantee or promise of security, even where the Guest makes use of any advice given. In the event that property of the Guest is lost or stolen, the Guest should advise the Manager, and the Manager will notify the appropriate authority.
• The Manager and/or the Owner accept no liability for personal loss or injury to the Guest during the Rental Period. The Guest must ensure that they have adequate insurance cover. The Manager provides information and advice in the HomePack to the Guest in an advisory capacity only, with no guarantee or promise implied.
• The Guest must ensure that Children are supervised at all times.
• The Manager and/or the Owner do not accept any liability for the acts or omissions of any agent. - These include but are not limited to, airlines, carhire companies, travel agents, ticket agents, homeowners, or utility providers.
• The Manager and/or the Owner do not accept liability for acts of violence, nature, fire, flood, war, civil disobedience, riot, or other force majure that may have a deleterious effect on the Guest. In the event of such force majure the Manager will try to assist the Guest wherever possible to do so.
Freecall Telephone / Internet
The villa has a telephone system which permits free local and most international calls. To use this facility the calls must be made from the telephone provided. Moving (unplugging) the telephone will deactivate the free call system making the guest liable for phone costs. A wireless internet connection is available in the villa. We accept no responsibility for failure of the connection. The clubhouse has its own wireless system and also an internet cafe which is free to use
Pool Heat
When requested pool heat is designed to provide a temperature of 80/85 degrees for the pool and spa. If the outside temperature drops to 55 degrees or below then the electric heating will not operate. In these circumstances the unused heating charge will be refunded. Please confirm with Manager the reason for loss of pool heat immediately
Parking – Terra Verde
There is adequate parking at the villa. However there are restrictions which mean that RV’s, trailers and commercial vehicles are not allowed to park on site
Directions
At least 4 weeks before rental commences you will be emailed with directions to Our Managers Office and our villa together with a door code - no keys are required. You will not be able to enter our villa until 4pm on your first day

Our villa is strictly NON smoking. NO pets are permitted. Maximum no of guests is 12 plus up to 2 infants sleeping in cribs which must be preordered
